Edison Real Estate

Edison's size means there is no single “Edison housing market.” North Edison, the Menlo Park/Metropark area, neighborhoods near Metuchen, south Edison and the Woodbridge Avenue/Raritan Center side each have different housing, traffic, school-assignment and commuting patterns.

What buyers and renters should check

School assignment

Edison has numerous elementary and middle-school attendance areas plus two comprehensive high schools. Confirm the assigned schools for the exact property address.

Rail access

Metropark and Edison Station offer major commuter advantages, but proximity can also mean parking demand, rail noise and busier roads.

Flood & drainage

Streams, wetlands and lower-lying sections warrant current FEMA, stormwater and insurance review on a parcel-by-parcel basis.

Industrial proximity

South and east Edison contain major logistics and industrial districts. Evaluate truck traffic, noise and environmental history when relevant.

Older housing systems

Many neighborhoods include mid-century and earlier housing. Inspections should address electric, plumbing, foundation, drainage, roofing and prior additions.

Municipal boundary

Edison wraps around Metuchen and touches several municipalities. A mailing city alone is not enough to establish municipal jurisdiction.

Neighborhood & corridor context

North Edison

Large residential areas near Oak Tree Road, Inman Avenue, Grove Avenue and Metropark, with strong access to Route 27 and the Parkway.

Menlo Park / Route 1

Housing near the mall, Roosevelt Park and major highways offers convenience but also more commercial traffic.

Central Edison

Established neighborhoods near Plainfield Avenue, Route 27 and Edison Station often balance rail access with suburban residential streets.

South Edison / Bonhamtown

Older residential areas sit near Woodbridge Avenue, Middlesex College and major business/industrial corridors.

Raritan Center side

Commercial and industrial activity is much more prominent, making truck routes and employment access important location factors.

Oak Tree Road corridor

Retail, restaurants and community businesses create strong convenience but also high weekend traffic and parking demand.

Schools

Edison Township Public Schools operates a large Pre-K–12 system. The township has two comprehensive high schools, Edison High School and J.P. Stevens High School, supported by multiple middle and elementary schools.

Redevelopment & planning

Edison has multiple redevelopment areas and large commercial properties. Projects around Route 1, Oak Tree Road, industrial corridors and aging shopping centers can materially change traffic, land use and nearby property conditions. Buyers should review current Planning Board, Zoning Board and Council documents for the specific area rather than relying on older assumptions.
